Greenside Manor

Seaford, DE

GREENSIDE MANOR

This $3.2 million renovation to the multi-family apartment complex was completed in August of 2012. It consisted of a complete overhaul of five two-story buildings with 40 apartments. The project, which started with complete interior and exterior demolition, included enhanced floor plan design, new facades, upgrade to all major systems and the building envelope and refreshed landscaping. A new community building was constructed, as well as a playground for the children of residents. A maintenance building was also part of the project.

“They’ve been great partners,” said Tom Ayd, principal at Green Street Housing who has worked with Gillis Gilkerson on three multi-family housing projects in Delaware with more in the pipeline in the next few years. “They bring the whole package – experience, professionalism, attention to detail. We are a repeat customer and will continue to use them in the future.”

Ayd is especially impressed with the company’s ability to meet tight deadlines, and to stick to the budget. “One of the most stringent components of our type of business is timeliness and they understand that.”

What Our Clients Say

“I am happy with the improvements being made by Gillis Gilkerson. Quality performance is a priority and they have exceeded our expectations even under a tight schedule. One would never know the units are thirty years old with the like-new reconditioned interiors.”

“The Salisbury Zoo is pleased to have had the opportunity to work with Gillis Gilkerson on its Animal Health Clinic project. Successful completion of the Clinic project was an essential component of the continued growth and professional accreditation of the Zoo. Additionally the project represented an active partnership between the Zoo, the City of Salisbury, the State of Maryland, and the Delmarva Zoological Society and the regional philanthropic community. All these factors made it imperative that the project be completed in a timely and budgetarily consistent fashion.”

“Gillis Gilkerson seamlessly made the transition from outside contractor to partner in the Animal Health Clinic project. They were proactive about reviewing the plan documents and specifications early in the construction process to make sure there were no problems as the work started. The team made every effort to stay ahead of the curve and even worked on marginal weather days in order to keep the project moving and on schedule. Gillis Gilkerson was just as invested in the success of this project as the Zoo, the City, and the rest of the project team.”

“The Salisbury Zoo would be happy to once again partner with Gillis Gilkerson on future endeavors.”

~ Ralph Piland,
Salisbury Zoo Director

“For a design/build project it is unusual for the initial cost estimates and timing to be maintained and in this case the project was completed on time and the costs were held to the contract level. In going into a design/build project like this, one always wonders if the right decision was made on the contractor selected. Now that the project has been completed, I can say that I know we made the right decision with Gillis Gilkerson.”

~ Norman S. Grubb,
Assistant to the President,
USAir Express

“We are truly grateful for the care and concern Gillis Gilkerson demonstrated during the entire construction process from the groundbreaking in May 2017 through to our celebratory dedication in April of 2018. We are especially pleased with the leadership and coordination of Don Murray and the day to day attention and care we received from Charles Morris. They, along with the other GGI team members and your many able subcontractors, are to be commended for their outstanding services. They should all be proud of their work.”

~ Tom Shuster,
Project Manager,
St. Paul’s by-the-Sea

“I would like to extend my sincere appreciation for your recent generosity of providing the services for the installation of a wheelchair ramp for Ms. Anderson.  This ramp will allow her accessibility to the Wicomico Transit van needed for transportation to Deer’s Head Center where she undergoes kidney dialysis three times a week.”

~ Bill Brill,
